How Our Process Works

Value Engineering, Tax Incentives +Grants

Our team of preconstruction experts, SREs, are committed to maximizing deconstruction efficiencies by driving best practices and incorporating lessons learned knowledge. We also prioritize continuous value engineering to deliver the best value for the lowest cost without compromising your design vision.

To further ensure that your project is as cost-effective as possible, we actively seek out opportunities to leverage programs like the Build Reuse Grant Program through Hennepin County, as well as tax incentives. Our goal is to consistently provide you with the most cost-effective suggestions throughout your project.

Collaborations and Partnering

We recognize that work can be dynamic and subject to change throughout a project. Other contractors may need to complete certain steps before deconstruction can begin, and we take these fluctuations into account when creating our project timeline.

As deconstruction specialists, we are experienced in anticipating potential fluctuations within the project and will adjust our services accordingly to accommodate any changes. As professionals we can work directly with other contractors to get the job done to meet deliverables.

Provisional sums + Change Orders

Our contracts are typically comprehensive in terms of scope and cost. However, provisional or stipulated sums may be included as a separate estimate within the contract to cover the cost of optional project work. The price of the provisional sum will only change if the owner chooses to move forward with the elective work.

While stipulated sums provide flexibility in project planning, they can cause scheduling issues if implemented later in the project and may require formal change orders. Therefore, we provide detailed information on how to handle provisional sums and their associated changes to ensure clear communication and minimize any disruptions to the project schedule.
